Improper Construction / Waterproofing
SITUATION
- A large deck was built off the second floor living room to provide a spectacular outdoor living area.
- The tile deck surface was not sloped properly which resulted in areas of standing water. The structure had too much deflection which caused the tiles to crack.
- The waterproof membrane under the tiles was not flashed properly at the living room door which allowed water to enter the structure below, resulted in rotting of the wood structure.
SOLUTION
- Removal of the existing tiles and the underlying waterproofing components.
- Properly manufactured metal flashing installed.
- Installed sloping strips to shed water away from the structure.
- Two layers of high grade 3/4" plywood installed to enhance the deck's rigidity.
- Premium grade urethane membrane designed specifically for use under thin-set tiles was applied to the plywood surface.
- A high grade mortar was trowel applied and a beautiful new porcelain tile surface was installed.
- Premium grade grout and sealer installed.
Poor Workmanship
SITUATION
- On the Oregon Coast in the small community of Neskowin, a newly constructed home sits perched on top of a cliff overlooking the ocean. The flat roof deck with accompanying skylights was leaking and allowing water to seep into the home’s interior. AE encouraged the owners to get a professional inspection which led to a laundry list of problems.
- Not only was the roof deck and skylights improperly installed, but water intrusion was further accelerated due to improper framing, siding, windows, flashing and composite deck installation.
SOLUTION
- Reframe, rebuild and slope roof
- Install specialized waterproof roof deck system
- Install roof ventilation details and sheet metal copper caps
- Remove and replaced doors and windows and install new flashing and door pans
- Replace cedar shake siding
- Replace composite deck and railings
Defective Roof Deck
SITUATION
- A custom home with cedar siding and custom waterproof decks failed within one year of being installed.
- A large waterproofed roof deck was above the garage that housed the owners prize antique, collectable automobiles. Although the original deck contractor installed a waterproof membrane and deck tiles the system failed and water was seeping into the garage.
SOLUTION
- We reframed, waterproofed and re-sloped the deck to allow for proper water shedding.
- We installed a polyurethane crystal pattern deck system.
